(New Home Construction)

*If your company expects to build several homes of the same construction type then your company can qualify for up to a 50% discount per home built. Those homes must be built in the same month and they must also be built in the same metropolitan area or the same county. This type of rating is called "sampling method: and can save a builder significant costs associated with energy ratings. $150 is due before NorthWoods Energy conducts the plan review. All other fees will be billed on a monthly basis after the energy rating is completed.

The New Home Construction Price Covers:

  1. Plan review:
    • Email (pdf file format preferable) blueprints and utility bills (previous 12 months).
    • Our Michigan Energy Raters perform a software simulation to verify your projected rating which is necessary in most cases to get a permit.
    • Allow at least 2 business days to review the plans.
  2. First site visit:
    • After insulation but before drywall is attached
    • Insulation subcontractors that are unfamiliar with Energy Star or HERS code compliance techniques should be present for this visit in order to solve future and present issues. Alterations can be expected after this initial inspection is completed.
    • Wall to wall and wall to window ratios recorded
    • Energy Star Home qualifying requires a Thermal Bypass Check
  3. Final inspection (site visit):
    • After construction is completed
    • Blower door test
    • Duct blaster (if necessary)
    • Calculate ACH (Air-changes/hr)
    • Software simulation of residence will again take place once all necessary data is gathered
    • NorthWoods Energy then contacts a RESNET provider in order to prove that the rating was done to the standards of an Energy Star Home, HERS index, or other applicable Michigan Energy Code/rating.
    • Verification will be mailed to builder after it is verified with quality assurance checks.
  4. Home builders/owners need to submit the official HERS home energy rating document in order to get occupancy permits. In some cases an Occupancy Permit can be temporary so the occupants can live in the residence until the necessary changes to the home can be accomplished.
